Your payment is always due on the 1st of every month. We allow a grace period until the 5th of each month. Payments not received by 11:59 PM on the 5th will be assessed a late fee of $5 per day until the balance is paid in full. Late charges start from the 1st and cannot be removed. Any payment received is applied to your most outstanding charge. If payment is not received by the 10th, a notice will be posted on your apartment.
Your Lease Agreement can be found in your Resident Portal under Shared Documents or Property Details.

All security deposit refunds are returned within 30 days of your lease expiration, not your actual move out. If you have not sent your forwarding address, click here. After giving notice to move in your Resident Portal, you will receive an email with a link to provide your forwarding address. The move-out report along with the security deposit refund (if applicable) will be mailed to the forwarding address. If your forwarding address is not provided before the last day of your lease, the move-out report and refund (if applicable) will be mailed to the apartment address. You will receive an email confirmation once your move-out report has been mailed.
About 90 days prior to your lease expiring, you will receive a Renewal Notice in your Resident Portal. If you would like to renew your lease, simply click Renew My Lease and follow the prompts.
